Done right, it looks designed, not abandoned, and usually pays for itself in reduced water and maintenance costs within a few years.
The biggest unlock is the Southern Nevada Water Authority (SNWA) Water Smart Landscapes rebate, which pays per qualifying square foot of grass converted — subject to a pre-application and SNWA approval. A rebate-fluent partner pulls the paperwork before removal (critical — remove first and you forfeit the rebate), installs to SNWA-qualifying spec, and documents for the final inspection.
Scope typically ranges from a 500 sq ft front-yard conversion to a full property re-landscape. Most Vegas homeowners recover the net cost (after rebate + water savings) within 4–7 years, and the yard looks finished from the day the install completes.

The SNWA Water Smart Landscapes rebate pays $5 per qualifying square foot on the first 10,000 sq ft of grass converted to a SNWA-approved desert landscape. LVVWD residential customers receive an additional $2/sq ft — $7/sq ft combined. A pre-application is required before you remove the grass; if you remove first, you forfeit the rebate.
